CertainTeed Flashing Replacement: The Woodland Hills Owner’s Guide

Replacing flashing on a CertainTeed roof in Woodland Hills typically runs $320 to $640 for a single penetration point (pipe boot, valley, or chimney corner) and $190 to $420 for step flashing sections along a wall. We stock CertainTeed-compatible flashing on our trucks and can usually complete the swap the same day we inspect it. Most Woodland Hills homeowners discover the failure the way you probably did: a water stain on the ceiling below a valley, or granules collecting in a gutter near a wall line, or worse, a drip that only shows up during the first real rain after a long dry spell.

Which CertainTeed Models This Applies To

The flashing itself rarely carries a CertainTeed model name the way shingles do. What matters is the system it’s tied to. If your roof has CertainTeed Landmark, Landmark Pro, Presidential Shake, or XT 25 shingles, the flashing was either factory-specified as part of the CertainTeed Integrity Roof System or installed as a compatible field material. Woodland Hills homes built or reroofed in the 2000s and 2010s commonly show a mix: CertainTeed shingles with standard 26-gauge galvanized step flashing at walls, and CertainTeed-branded pipe collars at plumbing vents.

One compatibility gotcha we see often: CertainTeed’s newer high-profile shingles, like Presidential Shake, have a thicker butt than a standard three-tab. That extra profile means standard off-the-shelf step flashing can sit too low and get covered by the next course, trapping water instead of shedding it. We use 4-inch or 5-inch rise step flashing cut to match, and we overlap each piece a full 3 inches under the next shingle course. For pipe collars, the CertainTeed recommendation is a rubber boot rated for at least two decades of UV exposure. Southern California sun eats cheap neoprene boots in about eight years, which is why we stock the EPDM boots instead. The aftermarket equivalent works fine when it is spec-matched; the OEM branding is not what keeps your decking dry. Fit and material grade do.

Signs Your CertainTeed Flashing Replacement Is Failing

  • Water staining on ceilings near exterior walls or valleys. This is almost always a step-flashing or valley-flashing leak. Water runs down the wall or valley line and follows the rafter before dripping onto the ceiling. The stain usually appears a few feet inward from the wall, not directly against it.
  • Lifted, curled, or separated flashing at the chimney or wall junction. In Woodland Hills, the freeze-thaw cycle is not the culprit; it’s the heat. Caulk and sealant dry out and crack after a few summers of 100+ degree days, especially on south-facing walls around Warner Center and along Topanga Canyon.
  • Granules collecting in gutters below wall intersections. Granule loss is normal with age, but when it concentrates at a wall line, the flashing is usually channeling water under the shingle edge and accelerating wear right there.
  • Rust blooms or pinholes on exposed flashing. Galvanized flashing has a coating that eventually burns off under direct California sun. Once you see rust, the metal beneath is thinning, and pinholes follow within a season or two.
  • A rubber pipe boot that is cracked, stiff, or pulling away from the pipe. Walk the roof (carefully) or look up from the ground on a clear day. If the rubber neck no longer sits tight against the vent pipe, water is getting under it. This is the most common flashing failure we repair in Woodland Hills, and it is also the cheapest to catch early.

Replacement Cost & What’s Included

Here is what you can expect to pay in Woodland Hills, based on the jobs we quote most weeks:

  • Pipe boot (vent flashing) replacement: $320 – $480 installed. Includes removal of the old boot, replacement with a UV-rated EPDM collar, and resealing the surrounding shingles.
  • Step flashing section (up to 10 linear feet along a wall): $420 – $640 installed. Includes removing the affected shingle courses, installing new step flashing with proper overlap, and reinstalling the shingles.
  • Valley flashing repair (leak point, not full valley replacement): $380 – $690 installed, depending on whether the valley liner is intact and how far the water damage extends beneath the shingles.
  • Chimney corner flashing (front and side aprons): $480 – $740 installed. Chimneys are the most labor-intensive flashing point on a Woodland Hills roof because the counterflashing usually needs to be cut into the mortar or replaced entirely.

Every one of these jobs includes our written price before any work starts, and a written 365-Day Done Right Promise. If the flashing leaks again within a year, we come back and make it right on our dime. We do not hand you a phone number to a warranty department. The person who did the work is the person who fixes it.

DIY or Call Us?

Some things you can safely check yourself. Look for lifted flashing, cracked pipe boots, or rust from the ground with binoculars. Clean your gutters and see where the granules deposit. What we would not recommend is pulling up shingles to replace step flashing on a two-story Woodland Hills roof, especially on a steeper pitch or near a wall. One misplaced nail through the shingle above, one torn underlayment, one missed overlap, and the leak you were trying to fix becomes a bigger one, often within the same rainy season. Flashing work also puts you right at the roofline, which is not where any homeowner needs to be without a harness and experience. If you are not sure whether it is the flashing or the decking beneath it, call us at (341) 217-2677. We will tell you what you are looking at without pressure.
